SCB transformed the existing 29-story former California Automobile Association office building into a state-of-the-art 418-unit residential tower now known as 100 Van Ness in San Francisco’s Mid-Market neighborhood.

Both the interior and exterior of the outdated office building were completely demolished– leaving only the building’s existing structural frame. The original precast concrete wall system was replaced with a new unitized curtain wall, while the interior floor plate was reorganized to accommodate 16 apartment units per floor. The project achieved the rigorous GreenPoint rating, in part by the re-use of the existing structure and by incorporating a high-performance curtain wall to provide an enhanced interior environment with optimal day-lighting and ideal views.

The ground floor includes the entry lobby and support spaces, as well as retail space, parking entry and bike storage.  The building’s amenities are located on the second floor, including a fitness center, game room, party room, lounge and coffee bar / business center.

The tower’s roof is now an outdoor amenity floor that includes a fire pit, hot tub, kitchen, dining area, lounge and garden with 360 degree views of the San Francisco Bay area.  A steel trellis creates a sense of space for this floor and acts as the iconic element for the tower.
