SCB developed smaller floor plans for the lower levels and larger floor plans on the upper levels to accommodate the neighboring School of Business. The upper units have access to premium views of downtown, while corner units have a view of the triangular park across the street. The design incorporates 3,000 square feet of ground floor retail, and the building is conveniently located one block from the subway.

To maximize sidewalk space, SCB installed an arcade around the ground floor, creating 16 feet of space and a canopy over the main entrance. Additionally, the front door is pushed back to further increase the space in the front entrance.

The LEED Silver tower hosts a lower amenity deck on the seventh floor, which is situated on top of the six-floor parking garage. On this level, residents have access to an outdoor roof deck with grilling tables, fire pits, and lounges; a fitness center; a game room; conference and media rooms; a yoga room; and the building’s leasing office. The School of Business’ brick wall provides a neutral backdrop to the deck.

State & Chestnut’s second amenity level is located on the 35th floor, and has features such as a splash pool, lounge areas, and fire pit. A promenade overhang provides a covered area for residents to dine outside, while additional entertainment space such as a hospitality room and kitchen is located inside. The deck offers premium views of both downtown and Lake Michigan.
